TIPS for BUYERS
- Get pre-approved for a mortgage being shopping for a new home. Know what you can afford.
- If you have little or no money to put down on a home, you can still purchase a house. There are many programs and seller's concessions that make it possible to afford a house and the closing costs. Your Realtor can explain this to you.

- Before offering a price for a home, your Realtor should give you the comparable properties' prices so you can make a smart, informed choice. Don't pay more for a home than it is worth.
- Always have a home inspection (NYS licensed) to protect your interests. A home inspection is customarily conducted after your offer price is accepted by the sellers. This is done within 3-7 days of contract approval.
- Understand your monthly payment to your mortgage company includes the principal/interest, taxes and insurance.
- It is highly recommended to use a Real Estate Attorney to protect your interests.
- Use a Realtor as a Buyer's Agent. You do not owe the Realtor any commission for their services. The commission is paid for by the sellers yet the buyer's agent works solely for you 100% to get you the best price and best terms.
